Roofing System Options
Your commercial roof has the potential for many different systems. Metal, coatings, spray foam, rubber, the list is lengthy. Determining the best system for your building can be difficult. Spray Polyurethane Foam. As it is known in the industry, SPF is a great option if you are looking for low overall maintenance and a high insulating factor.
SPF begins as a combination of 2 liquids that are sprayed directly on your existing roofing system. As the 2 liquids merge, they form a foam that expands up to 20% of its original volume. This expansion seeps into any small cracks, protrusion attachments, or damaged areas, sealing them off and providing a waterproof barrier for your building.
Coatings. Coatings come in different compositions with one the most common being an acrylic elastomeric version. This type of coating is so popular because of the benefits it provides.
Coatings begin as a liquid that is either sprayed or rolled on. Like SPF, this liquid foundation is able to seep into cracks or damaged areas and seal them off. As the coating dries, it forms a single monolithic layer of protection for your entire roofing structure. Not only is the roof waterproofed, acrylic coatings are highly reflective and can reduce the amount of heat on your roofing structure up to 85%. This directly results in average cooling cost savings of 30% to 50%.
Membranes. Membranes have many key factors in common, regardless of the type selected. All come in rolls that cover the entire surface of your roofing structure. All are attached to your existing system mechanically with fasteners, chemically with adhesives or even ballasted with gravel or stone. All have seams that are either joined chemically with different adhesives or heat welded. All provide a waterproof system and are considered a superb commercial roofing choice.
Membranes come in a couple of different options. Each option offers its own unique benefits, so a quick glance at each is appropriate.
- TPO – Also called thermoplastic polyolefin, is a combination of rubberized materials that comes in rolled sheets of 6’ to 12’ widths. It is less expensive than other options and more chemically resistant. However, it is also newer on the market and less fire resistant than the others.
- PVC – Also called polyvinyl chloride, PVC membranes are a highly flexible version of the same tough material you are familiar with in your plumbing. Though more expensive than TPO for example, PVC offers a higher level of fire resistance and increased resistance to both puncture and weathering.
